Exclusions and Clarifications:

• Design iteration limits: In an effort to provide the best design outcome and customer experience during the design process, VHD carefully listens to our clients. We will attempt to create your custom home based on the discussed design criteria and scope as outlined in the proposal.  This design will be a joint effort between the owner and VHD.  A reasonable, but limited, back and forth design effort will be made to ensure that each client is satisfied with their final design. 

• Note: Our quote for a new custom design will be based on the desired square footage as well as design style.  The desired square footage can vary +/- 200 square feet from the agreed upon targeted range.  Any square  footage added by client after the 200 square footage limit will be subject to additional fees.

• Estimated Completion Time of Project: This time may vary depending on the scale of the project and the client’s response time of confirmation of all preliminary design sketches.  This will be included in the proposal on an individual basis.

Architectural Review Boards or City Planners: If an ARB is involved, preliminary design sketches can be furnished illustrating the new elevations, new floor plans, and new foundation plan as needed.  Design changes recommended by the ARB or city planners can be made at no additional charge.  However, if additional components to the drawings are needed such as framing drawings, added details, kitchen and bath elevations, electrical layouts, sections or other as determined by Visionary Home Designs, Inc., additional fees will incur.

• VHD are not interior decorators. Interior finish suggestions are not provided on the plans. (For example, brick and stone colors, shingle styles, flooring suggestions, paint colors, appliances and cabinet styles, fixture and door styles,  window manufacturers…etc. are excluded.) VHD suggests consulting with an interior decorator. 
• When electrical plans are included, they are general in scope. They are not fully comprehensive.  For example, electrical panel box locations may not be included.  Security alarms, WAP (wireless access points) and sound equipment will not be shown. 
• Exterior water faucets, septic tank cleanouts, and water shut-offs are not shown on the plans.

Residential Designer Set:

These plans are prepared by a residential designer.  They will not be stamped by a registered architect or an engineer.  If a stamp set is required in your county, additional services will need to be sought and additional fees will incur.
